Here’s some good news for Naples home sellers. If you’re thinking about listing, recent indicators continue to show that buyer demand is strong and further portends that NOW is an optimum time to put your home on the market. Data provided by area real estate boards not only show that transactions are up throughout the region, but days on market have also gone down. When comparing April figures this year over the same time frame last year, we’ve seen a six percent increase in closed sales of condos and 11 percent increase in transactions involving single-family homes. This combines with a two percent decrease in available inventory.

With respect to Lee County, the Royal Palm Coast Realtor Association reports similar. Transaction durations for single-family homes, condos and town homes were all shorter than that incurred over same period in 2017. Closed sales on condos and townhouses were up more than 22 percent. Within markets like Estero and Fort Myers, home sales had significant increases, in fact, the stats show an 108 percent increase over last year. Fort Myers Beach also fared well with a 91% increase over last year.

So to put this in perspective, the time to contract is faster, median sales prices of single-family homes are up by more than five percent and inventory is down. This all bodes well for Naples home sellers.  The follow charts help affirm the findings.
